Business model

GCC healthcare and education operating holding. Healthcare platform Cambridge Health Group provides post-acute rehabilitation, long-term care and home healthcare in the UAE and Saudi Arabia. Education platform Almasar includes Middlesex University Dubai, Saudi special-education operator Human Development Company and an equity-accounted interest in NEMA.

Amanat — hospital beds, lecture halls and a parent that owns neither directly

Author
Lapshin Vadim
Evidence checked

Two operating platforms held through a listed holding company

Amanat Holdings is a Gulf healthcare and education operator rather than a passive fund. Its healthcare engine, Cambridge Health Group, runs six hospitals plus a home-care platform covering post-acute rehabilitation and long-term care in the Emirates and Saudi Arabia; the 100% acquisition of that group completed in June 2026. Education sits inside Almasar, itself listed in Saudi Arabia and 70%-owned, which controls Middlesex University Dubai, holds 60% of Human Development Company and accounts for a 35% interest in NEMA under the equity method.

What the beds and the classrooms actually produced

First-quarter 2026 healthcare reporting showed 715 total beds, 666 licensed beds and an average inpatient census of 530, with revenue of AED112.9m, operating earnings of AED28.6m and net profit of AED13.8m. Jeddah had 70 beds under development and Khobar 101 licensed beds with a further 49 awaiting licence. Education delivered AED185.6m of revenue and AED62.3m of net profit across roughly 28.6 thousand students and beneficiaries in 59 facilities, with 15 more being built; international students were 54% of the Middlesex body.

Consolidated cash belongs to the subsidiaries that earned it

FY2025 cash stood at AED1.450bn against bank financing of AED336.164m, but that balance sits inside operating subsidiaries and inside 70%-owned Almasar. Debt packages carry company and subsidiary guarantees, pledges over subsidiary shares, a Saudi dividend assignment and security over property and receivables. Goodwill and intangibles of AED1.384bn represented 30.22% of assets, and management's sensitivity showed a 5% patient decline at Sukoon would trigger AED39m of impairment.

Earnings that depend on getting invoices paid

Continuing revenue grew from AED412.872m in FY2021 to AED931.689m in FY2025, but the perimeter changed through disposals, the Almasar listing and a discontinued operation, so no organic growth rate is implied. Gross trade receivables rose 32.27% to AED357.670m while continuing revenue rose 17.03%; the expected-loss allowance was 13.51%. One Human Development Company customer represented 46% of gross group receivables and two healthcare payers 54%. Quarterly operating cash flow was negative AED36.756m.

What the filings stop short of showing

The verified set carries no parent-only cash, debt and guarantee bridge after the Cambridge purchase, no covenant or value-in-use headroom, no post-quarter collection data and no look-through net asset build-up for Almasar and NEMA. Six holders above 5% own 63.12% between them, and the residual is not demonstrated to be tradable. This review assigns no valuation and no trade.

How to read this company's economics

Numerical values remain in the separate source-document check

How the operating model becomes revenue and cash

A financial institution can earn from lending or financing, exchange, brokerage, asset management, investment holdings, transaction fees or capital markets. Each activity carries a different balance-sheet and regulatory perimeter.

Five questions before reading the headline

1. What created demand?

Identify the exact fee, spread, asset, transaction or investment exposure creating income.

2. What was actually delivered?

Separate client activity, assets under management and proprietary balance-sheet exposure.

3. What determines the margin?

Reconcile recurring fees and spreads with fair-value, realised and one-off gains.

4. Where is cash tied up?

Trace liquidity, receivables, client money, funding, leverage and regulatory capital.

5. What must be funded next?

Read growth against licences, risk limits, capital needs and the exact legal entity.
