Eshraq Investments PJSC, listed on ADX as ESHRAQ, combines property income with financial investments. It is not a pure housing developer: understanding the company requires separating directly held properties, receivables from past land sales and investments whose value depends on capital markets or external fund valuations.
The declared direction is towards directly held private-equity investments in the GCC. That is a strategic intention, not evidence that the legacy portfolio has already been replaced. The financial statements remain the anchor for what is actually owned and recognised.

At the reporting date, Goldilocks was carried at AED 819.399 million, while the quoted-equity portfolio was AED 154.063 million. These are financial assets, not Eshraq-owned buildings or investee-company revenue. A separate AED 31.867 million FVOCI investment represents exposure through a vehicle developing a luxury branded residential plot in the UAE; the reviewed note does not name the project or disclose a land area.
The Salama mandatory convertible sukuk converted into equity on 24 April 2026, with a 12-month transfer restriction from conversion. By contrast, the June mandatory-convertible arrangement in note 10 had not satisfied completion conditions by period end: its payment remained an advance, not an acquired shareholding. After period end, a USD 10 million escrow extension deposit was paid on 3 July 2026 under a conditional share-purchase agreement; this is not evidence that acquisition completed.

The bank facility is a fully drawn Sharia-compliant term loan from First Abu Dhabi Bank, originally arranged in 2021 and repayable quarterly over ten years at a variable profit rate. Security includes land and a building on Al Reem Island and a debt-service reserve. A gross cash balance is therefore not all unrestricted cash.
Collection timing matters outside the cash line too. Unsecured short-term lending remained outstanding at its extended maturity date of 30 June 2026. Wakala principal had not settled after its March 2026 maturity; management expected settlement by the end of Q3 2026. Those expectations are not confirmed receipts.

Management describes a shift towards direct GCC private-equity holdings, supported by income from minority investments, fixed income and property. Portfolio transition, the collection of land-sale proceeds and any redemption of Goldilocks should be tracked as separate execution milestones, not assumed completed together.
The reviewer could not obtain sufficient evidence for the fund valuation or determine the adjustments that might be needed. That is an unresolved measurement uncertainty, not a statement that the fund is worthless. In addition, the company disclosed pledges over Goldilocks shares linked to facilities of previous owners. Management considered liquidation of the pledged shares remote at the reporting date; that assessment is not a guarantee.
In its 5 August 2026 update, Eshraq said the action concerning certain former directors and the acquisition of pledged Goldilocks shares remained under review by the Abu Dhabi Public Prosecution.
